When Joe Mondelli, Sr., and his business partner (and son) Joe Mondelli, Jr. discovered the EXIT model of real estate, they immediately recognized its potential to serve not only clients, but agents as well. Joe Sr.’s life has been marked by hard work and a keen sense of business enterprise. He held his first job at 13 years old, working for a local dry cleaner in his native Bronx, New York. It was only a matter of time, though, before he would join the family business of real estate. “Since the early 1940s, my family has been involved in the industry of real estate,” says Joe. “Growing up, it was all I knew.” Early on, he saw the opportunity that real estate provided, and so, at just 18 years old, he earned his license and began to ply his trade as a sales associate in the tough Bronx Real Estate market. “It was satisfying to know that I was impacting the lives of so many hard working people,” Joe recalls. “There I was, 18 years old, and people were trusting me with the most important investments of their lives.” Joe took the responsibility in stride, and soon began to build a successful and lucrative practice.
In 1990, he and his son Joe Jr. opened Mondell Realty, a Coral Springs-based brokerage that represented a variety of real estate transactions including residential real estate, investment properties, land acquisition and property management. Fast forward to 2005, when Joe Sr., and Joe Jr. opened the doors of their EXIT United Realty office. Within six months, the office has grown from a strong business with eight associates, to a burgeoning force of 60 associates. “I saw an opportunity for expansion within our region,” explains Joe. “With a market that is moving forward, I realized that, backed by the EXIT model, we would be in a better position to service our clients and expand our presence in the regional marketplace.” Before they did that, though, they tapped into their network of industry professionals and recruited “the best of the best” to join his EXIT team. Joe’s business experience told him that his agents would benefit from a strong support staff, so he and Joe Jr. made the decision to leave behind their successful careers as real estate entrepreneurs and instead focus their efforts on becoming the best possible source of knowledge and assistance for their agents. “We recognize that they are our biggest asset, and our experience will allow us to provide them with a higher level of service and take measures to facilitate their success,” says Joe Sr.
In keeping with their commitment to providing sales associates with a high level of support, the Mondellis have brought on a core group of energetic and knowledgeable professionals. Jeremiah Delgado is a nationally-recognized technology instructor who traveled the country conducting technology sales seminars to hundreds REALTORS® at a time. He now serves as the general manager, overseeing day to day operations, recruiting, marketing and training.
Sales manager Linda Fiorello utilizes her experience as a multimillion dollar producer to motivate and train EXIT United Realty’s agents, assisting them in improving and taking their business to new levels. Controller/Administrator Paul Maura is a CPA and MBA specializing in international business, whose business background provides him with the tools to facilitate further office growth. Sponsored agents have nothing to lose; the residual funds originate directly from EXIT’s corporate office, and are paid out as a bonus at the time of closing. By spreading the word and bringing new associates to the company, agents can earn up to ten thousand dollars each year in residual income.
“This model,” says Joe Jr., “fosters a positive office atmosphere.” “Typically, agents don’t want to share their knowledge, because they are in competition with each other,” he explains. “With EXIT, sales associates have a reason to see their colleagues succeed, because they will also benefit.”
